Building Report

A Pre-sale Inspection- often known as a Building Report – is a vital inspection for anybody either considering selling their house or actually in the process of putting their house on the market. It gives you the best chance of a smooth sales process that isn’t stalled – or ruined – by the buyer’s discovery of internal or external problems that you didn’t even know you had.

Why Have a Pre-sale Building Inspection?

There are two reasons to have a Pre-sale Building Inspection. The first is to avoid a negative. The second is to gain an advantage.

One of the worst things to happen to a keen seller is to find there’s a problem with some aspect of their property that they didn’t know about. Too often that either delays their sale, reduces the price they can sell at or, even, scupper the sale altogether.

House interior – includes stairs, floors, windows, doors, walls, skirting, ceilings, fireplaces, tiling…

Underfloor – includes subfloor structure, footings, stumps, ventilation, signs of dampness…

Wet areas – seeking signs of leaks or dampness in the bathroom, around toilets, in the kitchen and laundry or utility rooms…

Utilities – electrical (safety switches, circuit breakers and so on) plus water service and water pressure

Roof spaces – including structure, frames, insulation, roof tiles, flues…
