Pre-sale House Inspections Process

Reports

The pre-sale house inspections process is simple, in the ACT all houses advertised for sale require the 4 reports detailed below before they can be listed (a unit will only require an Energy Rating).

If you are Selling or Buying in NSW our Building Report and Timber Pest Report are a smart choice, and show prospective buyers you are being transparent about the condition of the house.

The 4 Standard Reports Explained

Building Report

A comprehensive investigation of your property including, but not limited to,  brick work, roofing/roof space, eaves & fascia, sub-floor space, internal rooms, ceilings, wall linings, tiling and flooring, and wet areas. We also inspect non-structural building elements and identify significant general maintenance requirements. <Learn More>

Compliance Report

To complete your compliance report we obtain your building files from Access Canberra. The file includes a survey certificate, building plans and certificates of occupancy and use. House and land improvements are compared to the plans to identify any elements that are unapproved. <Learn More>

Energy Efficiency Rating

In the ACT all homes that are on the market for sale must have a valid Energy Efficiency Rating (EER) Report. This gives an overview of the properties design elements that relate to energy efficiency (the estimated cost of heating and cooling annually). The inspection will include a review of design elements of your property such as orientation, insulation, air leakage, design, flooring, and windows. <Learn More>

Timber Pest Report

We inspect for several wood destroying pests: termites (commonly called “white ants”), borers, and wood decay fungi which can render a house structurally unsound. <Learn More>
