What Is an Energy Efficiency Rating?

An Energy Efficiency Rating (EER) describes the thermal performance of residential homes in Australia. In simple terms, is assesses how much energy is required over a year to heat and cool the house and it converts that requirement into a simple star-rating.

Why Must I Have and Energy Efficiency Rating?

It’s a requirement that properties which have been occupied and are now offered for sale must fully disclose their energy performance. This performance is given in the shape of an Energy Efficiency Rating (EER) and the EER must be shown in all literature that advertises the sale. The EER is also an element in the sale contract.

Your property’s Energy Efficiency Rating rates the property between 1 and 6 stars. The higher the rating the more energy efficient is your house.

How Is The Energy Efficiency Rating Calculated?

What Affects My Energy Efficiency Rating?

Positive attributes that will raise your star rating can include wall insulation and double-glazing. Whereas negatives might include the lack of ceiling insulation or windows without curtains.

Many other factors are considered – including:

  • Air-tightness of doors and windows
  • Floor material
  • Wall materials and their R-rating
  • Glazing R-rating (single-glazed, double, triple – plus glass type)
  • Dimensions of eaves over property’s windows
  • Ventilation and airflow
  • Ceiling fans
  • Property’s specific design features
  • Under-floor heating
  • Effects of attached apartments or dwellings
